Arrived buys each home and makes the necessary renovations before selling shares of the property on their website. During this process, Arrived generates income with transaction fees. They can also make money if they increase the value of the properties they purchase after renovations. Arrived collects a 1% money management fee from investors and 8% of rent for property management fees.
There is a cash reserve at the individual level for each property owned. Usually, this cash reserve is around 2% of the property value. Budgets are set aside for future operating expenses. If expenses or negative cash flow ever exceeds their cash reserve and operating expense budget, they would then take a short-term from their corporate entity to the individual home. Then, repay the loan with future rental payments. All properties are held under a limited liability company.
